For $499*,

We'll list your home in the Multiple Listing Service , where It will appear just like any other listing.

 -It will also appear on

 Realtor®.com, and many other websites that feed off the MLS.

 

 -Up to 10 photos on the MLS listing and 4 on Realtor.com

-Seller Disclosure forms required to sell your home

 -If you sell your home without a Realtor you will pay no commissions

-You determine the sales price for your home.

-You must offer a commission to co-operating Brokers, including Quest Realty Services, that represent buyers. The commission is paid after the closing. The usual commission rate that is offered is 2.5% - 3.5%.

If you sell the home to a buyer you have found on your own, you pay no commission.

-Agents will contact you and you will schedule showings of your home. You do not need to be present for Realtors to show your home if you decide to use a lockbox.**

-You do the marketing and showings to buyers not represented by Realtors.

-All offers by agents will be presented directly to you. You negotiate and review your own contracts, arranging inspections, apraisals, surveys, providing information to closing agents, and handling all aspects of the transaction. Once you have an agreed to contract with a buyer, you must submit a copy of the contract to us in order to place your home in the pending status in the MLS.

-After the transaction has closed, please have the closing agent send us a copy of the settlement documents so we can place your home in the MLS sold status and have a copy for our files.

  You get the Exposure of the MLS,  Realtor.com, 

and all the Syndicated websites  

while still being able to sell the home yourself and

Here's how it works 

You pay us only 1.5%

of the sales price  *

you pay only if your home sells!

As you may know the commission you pay is usually split between the Listing Broker and  the Broker that finds the Buyer .

If the total commission is 6% then usually 3% goes to the Listing Broker

and 3% to the Selling Broker

Instead of charging you 3% to list your home 

We will only charge you 1.5%  *

Our services include:

1. List the property in the Multiple Listing Service/ MLS  as a result it will appear on;

2. Realtor®.com, and many other websites that feed off the MLS.

 The National Assoc. of Realtors® reports that 80% of all buyers start their search on-line.

3. Place 10 photos in the MLS listing, 4 photos on Realtor.com and include a Featured Tour of your home in the MLS listing.

4. Provide an estimate of the value of your property by using comparative analysis (CMA ).

5. Place a yard sign in front of the property (if permitted).

6. Place an Electronic  lockbox on the property (your option).

With a lock-box, You do not need to be present for Realtors to show your home.  Buyers agents will contact us and we will schedule showings of your home based on your instructions.

7. Assist you with the required Seller disclosures. 

8. Assist you with contract negotiations.

9. Assist with the scheduling of inspections and appraisals.

10. We stay in contact with the Title company, follow up and get updates until the closing day.

 

*For homes sold for less than $170,000 our fee is $2,500.00. The 1.5% commission does not include any cooperating commission paid to any cooperating Broker/Agent, including Quest Reaty Services, which procures/finds the Buyer. You may offer whatever you’d like.  The customary range is usually between 2.5% to 4%.

If you offer 2.5% plus our 1.5% = 4.0% total commission
